If you keep wiping it off and it keeps coming back, here's why.
Mould spores exist everywhere, in every place at all times, both indoors and outdoors. They cannot be permanently stripped out of the air, nor does that need to happen because they are a natural part of the world. What turns spores into the black or green patches on your wall is three things together: moisture, warmth and a food source (a food source is usually includes just about everything in existence).
On the Gold Coast, in Brisbane and across the Northern Rivers we have all three for most of the year. Things like passive air movement issues in a home, ventilation issues. Structural problems like thermal bridges and buildings not up to modern standards all contribute to our already mould-perfect climate to make it very difficult to manage.
That is why our homes grow mould no matter how clean and well-kept it is. Bathrooms, wardrobes, window reveals, behind furniture against an external wall, the cool side of the house that never gets sun. It is not a hygiene problem. It is a climate problem.
The bleach myth, which costs people the most money
Supermarket mould spray bleaches the colour out of the mould, so the stain disappears. It does not kill the mould and doesn't do anything about the root structure underneath, and even on porous surfaces it cannot reach it. A few days, weeks or months later the mould is back in the same spot, because it never actually left.
Professional treatment uses hospital and commercial grade products that kill the mould at the surface and lift it off, then we fog the space to reach the spores settled on surfaces and in the air that wiping never touches. That is the difference between hiding mould and treating it.
What treatment does, honestly
Treatment clears visible surface mould. Fogging kills bacteria, viruses and helps bring down the spore load in the air and gives you a clean starting point. In a humid climate, surface mould can return wherever the ideal conditions return, which is why so many owners and agents move to a scheduled plan rather than one-off visits.
What treatment does not do is fix a hidden leak. If water is getting into the structure, the mould will keep coming back until the source is fixed, and that is a remediation job, not a treatment one.
Our 5 Step Treatment Process
1. Free treatment quote within 24 hours
Call, message, or request a quote. We respond within business hours, and after-hours messages get a reply first thing the next morning. For most homes we can quote from photos and a few questions, so you get a price fast.
2. Assess, treat and report
We confirm what we are treating, check there is no hidden water source behind it, and protect your floors, furniture, and belongings before we start. We treat affected surfaces with professional products, kill the visible mould lift the growth off, and HEPA vacuum where needed.
3. Fog the space
Fogging is part of every treatment we do, not an upsell. A fine antimicrobial fog reaches the spores sitting on surfaces and suspended in the air that hand-wiping cannot get to, including the tops of wardrobes, ceiling corners, and behind fixtures. Your space will be left feeling and smelling fresh.
4. Allow products to settle and work
After we complete our job we leave the property closed for 2 hours to allow dwell time for the products used. This gives them time to work to ensure they are as effective as possible. We will confirm re-entry time with you. Once the 2 hours is up you can continue on as normal, mould free.
5. Prevention advice and a management plan
We tell you what is driving the mould in your specific home, the airflow, the problem rooms, the habits that help prevent future mould growth. We give you the option of a scheduled plan to keep it under control rather than waiting for it to come back.

Mould management plans
Atmospheric mould growth is very common in our climate. Our management plans keep it under control.
In a climate like ours, the question is not whether surface mould comes back, it is when. A mould management plan is a scheduled treatment at a discounted rate that keeps surface mould and indoor air quality under control, instead of waiting for it to take over and paying full price to clear it again.
How it works
- We treat your property on a set schedule that suits your home or building, commonly every 3, 6 or 12 months.
- Plan treatments are charged at a discounted rate compared with a one-off call-out.
- You get a clean, documented record of each visit, including what we find and any issues causing growth.
- You stay ahead of the mould instead of chasing it.
- Plans start as low as $500.
Built for owners and agents in particular
If you manage or own rental property, recurring mould is one of the most common and most disputed maintenance issues you deal with. A management plan protects the asset, keeps tenants healthy and happy, gives you documentation if responsibility is ever questioned, and turns an unpredictable complaint into a scheduled, budgeted line item. For owner-occupiers, it simply means you stop thinking about it.
Treatment or remediation?
Some mould problems are treatment jobs. Some are not. Being straight with you about the difference is how we keep your trust and your money spent efficiently.
Mould treatment when:
- The mould is on the surface and hasn't been there long: bathroom, bedroom, wardrobe or living areas.
- It is driven by humidity and airflow rather than a leak.
- There is no water staining or known leak behind it.
- You want the visible mould cleared and your air quality improved quickly and affordably.
Mould remediation when:
- A leak has run for more than about 12–48 hours, flooding, or a roof leak.
- Mould is inside a wall or ceiling cavity rather than on the surface.
- There is water staining, swelling, or a leak that has not been fixed.
- The affected area is large, or it is a health-sensitive situation.
- The growth has been active a long time or is inside a porous material.
If your job requires source removal remediation, we will tell you. We are IICRC certified to do that work to the S520 standard.
Who we help
Renters and tenants
Mould in a rental affects your health and your bond, and it is not always clear whose job it is to deal with it. We treat the mould, improve your air, and provide documentation that clearly records what we found and treated, which helps when you raise it with your agent or landlord.
Owner-occupiers
You keep a clean home, and the mould keeps coming back anyway. We treat it properly, tell you exactly what is driving it in your home, and give you the option of a scheduled plan so you are not fighting it every wet season.
Property managers
Mould is one of the most common maintenance complaints you handle and one of the most disputed. We respond fast, treat between tenancies, document every job, and offer recurring plans across your rent roll at a discounted rate. One reliable contractor for the whole portfolio.
Body corporate and strata
Common property mould gets political quickly. We provide clear documentation for committee approval and records, treat common areas and affected units, and can put the building on a recurring plan so it is managed rather than argued about.
Airbnb and short-stay hosts
A musty smell or a mouldy bathroom is a guaranteed bad review and a refund request. We treat the mould fast, and can schedule regular treatments around your booking calendar so your property always presents clean.
Business premises
Mould is never a good look for a business, nor is it good for your staff. We act fast, with after-hours options available, so your business is not disrupted. You lose no foot traffic or staff hours getting the problem resolved.
Common questions
Why work with us
Mould Mates was founded by Travis Ahern (Founder and CCO) and Nick Smart (Founder and Operations Manager). Travis holds the IICRC firm certification. Nick has 10 plus years of construction experience and is studying a bachelor's degree in Project Management.
We started in mould because we lived the problem ourselves, mouldy rentals, recurring health issues, and contractors who bleached the stain off and missed the cause. That is why we do it differently. We treat mould properly, we are honest about whether you need a quick treatment or a full remediation, and we would rather put you on a plan that keeps it gone than sell you the same job twice.
