Mould Mates Mould Removal 2026 Cost Guide
Treatment from $749, investigation $349, air con clean from $250. Our remediation jobs have run $2,500 to $55,000. Real 2026 prices, published.

The short answer
Mould treatment starts at $749 for one room. An investigation is $349, free with any treatment and deducted from the final bill on a remediation. A split system clean starts at $250 per unit. Remediation is quoted after the investigation, because the price is set by how much material has to come out. Which job you need is decided by one thing: whether water has been into the material, or whether the growth is just sitting on the surface of something sound and dry.
- Mould treatment at Mould Mates starts at $749 for one room, plus $249 for each additional room on the standard service.
- A mould investigation and written report is $349, and it is free with any treatment or deducted from the final bill on a remediation.
- A split system air conditioner clean starts at $250 per unit and can be added to a treatment on the same visit.
- Air sampling starts at $796 for three samples analysed by a NATA accredited laboratory, including one outdoor control.
- Remediation is quoted after investigation. Across the jobs Mould Mates has quoted and completed, the figures have run from $2,500 to $55,000, driven by how much material has to be physically removed.
Search what mould work costs and you will find national cost guides quoting wide ranges, and almost no actual operator publishing what they charge. Ask a local company and you get a contact form.
So here is the lot, on one page. What every job we do costs, and how to work out which one you need.
Work out which job you need in about thirty seconds
Which mould job you need, and what it costs.
In words, in case you enquire:
- No sign of water, and it is dry. Condensation or humidity driven growth on the surface. That is a treatment, priced off the room count below.
- Yes, or you are not sure. A leak, roof damage, flooding, or a wet, stained, sagging or soft surface. Two step job: the $349 investigation first, then the remediation.
- You can only smell it. Same path, plus air sampling from $796 if there is nothing visible to look at.
Mould treatment: from $749, includes free investigation report valued at $349
Treatment cleans down the affected rooms and deals with the air in them. The material stays, because it is sound and dry and the growth is only on the surface. This is the right job for most humidity driven mould in this climate.
Mould treatment pricing, room by room.
In plain text: one room is $749 standard or $849 premium, two rooms $998 or $1,248, three rooms $1,247 or $1,647, four rooms $1,496 or $2,046. Every room after that adds $249 or $399.
Both levels include investigation into the causation, the underlying moisture, and any ventilation or passive airflow issues, along with a written report of findings. Where they differ is how the air is dealt with, and that is the next section.
It is priced per room treated rather than by the size of the house, because every room gets the same work either way. There is an estimate calculator on the mould treatment cost page if you want to put your own rooms in without talking to anybody.
Standard or premium: what is the difference?
The difference is what happens to the airborne spores. Standard kills them where they are. Premium physically removes them.
Standard and premium treatment compared.
Standard uses fogging. The fog kills mould spores in the air.
Premium does not fog. We run air scrubbers, which pull the air through filtration and physically remove the spores from the room, and we HEPA vacuum the floors so settled spores are taken out rather than left in the carpet.
That matters more than it sounds. Killing a spore does not remove it. A dead spore is still there, and anything that stirs the room up puts it back in the air.
Air conditioner clean: from $250 per unit
Sometimes the mould is in the split system rather than on the walls. The giveaway is a smell that hits the moment the air conditioner starts and fades when it is off.
It is separate work to a room treatment, starts at $250 per unit, and can be done on the same visit.
Investigation and reporting: $349
If you cannot tell which job you need, that is what an investigation is for.
Book a treatment off the back of it, starting at $749, and the investigation is free. Book a remediation and the $349 comes off your final bill. Take the report and go elsewhere and the $349 stands, and the report is still yours.
You get humidity, dew point and moisture readings, thermal imaging, the roof space and subfloor where they are accessible, and a written report within 48 hours identifying the moisture source and the defects feeding the growth.
Air sampling: from $796
Where there is a smell but nothing visible, sampling tells you whether there is a problem at all.
Air sampling pricing by number of samples.
That is a $349 investigation report plus $149 per sample, minimum three. Four to six samples runs $796 to $1,094, and seven to ten runs $1,243 to $1,690. Every job includes independent analysis by a NATA accredited laboratory with one sample taken outside as a control, and results in three to five business days. Calculator on the air sampling cost page.
Remediation: $2,500 to $55,000, and why it is quoted rather than listed
Remediation is quoted after an investigation, and here is the honest reason: the price is set by how much material must be physically removed, and nobody can judge that from a photo or a phone call or simply looking at the wall when the mould is concealed.
The work is consistent. The area is sealed under containment and put under negative air pressure, the affected material is removed, what remains is HEPA vacuumed and treated, and the result can be verified. What varies is quantity. A leak that ran two days behind one wall is a different job to one that ran six months across a ceiling.
What we can tell you is where our own jobs have landed. Across the remediation work Mould Mates has quoted and completed, the figures have run anywhere from $2,500 to $55,000.
A spread that wide is no use for budgeting on its own, but it gives you the shape of the thing, so nobody assumes a whole house strip out is a nine-hundred-dollar job, and nobody assumes one wet ceiling sheet will cost twenty thousand.
There is no way around step one. A removal quote is not possible without the investigation: not over the phone, not from photos, not from a description. Until someone has measured the moisture and seen how far the affected material runs, any number is a guess dressed up as a quote.
So we investigate, work out what has to come out, and give you a fixed quote for the remediation before anything starts.

Why mould pricing is so hard to find
Mould jobs vary, and a published number can be held against a business by someone whose job turns out to be twice the size. That is the reason most of this industry quotes on inspection and publishes nothing.
The variation is not spread evenly, though. Treatment, investigation and sampling price out consistently, job after job. Only remediation genuinely moves, because it depends on how much material comes out. So, most of what usually sits behind a contact form can be published, which is why ours is.
What changes the price
- Rooms with visible growth, plus any adjoining room sharing air with them. Treatment scales per room, not by floor area.
- Whether material must come out. The biggest factor by far, and what moves a job from treatment to remediation.
Common questions
How much does mould removal cost in Australia?
It depends on which job you need. Surface treatment of one room starts at $749 with us. Remediation, where affected material is physically removed, is quoted after an investigation, and our own jobs have run from $2,500 to $55,000 depending on how much material comes out.
Is it cheaper to just treat it?
Only if it is genuinely a treatment job. Treating material that needed removing means paying twice: once for the treatment, then again for the removal.
What is the difference between standard and premium mould treatment?
Standard uses fogging, which kills mould spores in the air. Premium does not fog. It runs air scrubbers that physically remove spores from the air, and HEPA vacuums the floors so settled spores are taken out too. Killing a spore does not remove it, which is why premium costs more.
How much does it cost to clean mould out of an air conditioner?
A split system clean starts at $250 per unit. It is separate work to a room treatment, and it can be done on the same visit.
Is the investigation fee wasted if I do not go ahead?
No. You keep the written report identifying the moisture source and what is driving the growth. And if you do go ahead with us it costs you nothing anyway: free with any treatment and taken off your final bill on a remediation.

Common questions
How much does mould removal cost?
It depends which job is needed. Surface treatment of one room starts at $749 at Mould Mates. Remediation, where affected material is physically removed, is quoted after an investigation, and Mould Mates jobs have run from $2,500 to $55,000 depending on how much material comes out.
Why will most mould companies not publish their prices?
Because remediation genuinely varies and a published figure can be held against them. Treatment, investigation and sampling do not vary much, so most of what sits behind a contact form could be published.
Is it cheaper to just treat mould instead of remediating it?
Only if it is genuinely a treatment job. Treating material that needed removing means paying for the treatment, watching the growth return, and paying for the removal anyway.
What is the difference between standard and premium mould treatment?
Standard uses fogging, which kills mould spores in the air. Premium does not fog. It runs air scrubbers that physically remove spores from the air, and HEPA vacuums the floors so settled spores are removed as well. Killing a spore does not remove it, which is what separates the two.
How much does it cost to clean mould out of an air conditioner?
A split system clean starts at $250 per unit. It is separate work to a room treatment and can be carried out on the same visit.
Is the mould investigation fee wasted if I do not go ahead?
No. You keep the written report identifying the moisture source and what is driving the growth. If you go ahead with Mould Mates it costs nothing anyway: the $349 is free with any treatment and deducted from the final bill on a remediation.
