In words, in case you enquire:

Treatment cleans down the affected rooms and deals with the air in them. The material stays, because it is sound and dry and the growth is only on the surface. This is the right job for most humidity driven mould in this climate.

Both levels include investigation into the causation, the underlying moisture, and any ventilation or passive airflow issues, along with a written report of findings. Where they differ is how the air is dealt with, and that is the next section.

Standard or premium: what is the difference?

The difference is what happens to the airborne spores. Standard kills them where they are. Premium physically removes them.

Standard uses fogging. The fog kills mould spores in the air.

Premium does not fog. We run air scrubbers, which pull the air through filtration and physically remove the spores from the room, and we HEPA vacuum the floors so settled spores are taken out rather than left in the carpet.

That matters more than it sounds. Killing a spore does not remove it. A dead spore is still there, and anything that stirs the room up puts it back in the air.

Sometimes the mould is in the split system rather than on the walls. The giveaway is a smell that hits the moment the air conditioner starts and fades when it is off.

It is separate work to a room treatment, starts at $250 per unit, and can be done on the same visit.

Investigation and reporting: $349

If you cannot tell which job you need, that is what an investigation is for.

Book a treatment off the back of it, starting at $749, and the investigation is free. Book a remediation and the $349 comes off your final bill. Take the report and go elsewhere and the $349 stands, and the report is still yours.

You get humidity, dew point and moisture readings, thermal imaging, the roof space and subfloor where they are accessible, and a written report within 48 hours identifying the moisture source and the defects feeding the growth.

Air sampling: from $796

Where there is a smell but nothing visible, sampling tells you whether there is a problem at all.

That is a $349 investigation report plus $149 per sample, minimum three. Four to six samples runs $796 to $1,094, and seven to ten runs $1,243 to $1,690. Every job includes independent analysis by a NATA accredited laboratory with one sample taken outside as a control, and results in three to five business days. Remediation: $2,500 to $55,000, and why it is quoted rather than listed

Remediation is quoted after an investigation, and here is the honest reason: the price is set by how much material must be physically removed, and nobody can judge that from a photo or a phone call or simply looking at the wall when the mould is concealed.

The work is consistent. The area is sealed under containment and put under negative air pressure, the affected material is removed, what remains is HEPA vacuumed and treated, and the result can be verified. What varies is quantity. A leak that ran two days behind one wall is a different job to one that ran six months across a ceiling.

What we can tell you is where our own jobs have landed. Across the remediation work Mould Mates has quoted and completed, the figures have run anywhere from $2,500 to $55,000.

A spread that wide is no use for budgeting on its own, but it gives you the shape of the thing, so nobody assumes a whole house strip out is a nine-hundred-dollar job, and nobody assumes one wet ceiling sheet will cost twenty thousand.

There is no way around step one. A removal quote is not possible without the investigation: not over the phone, not from photos, not from a description. Until someone has measured the moisture and seen how far the affected material runs, any number is a guess dressed up as a quote.

So we investigate, work out what has to come out, and give you a fixed quote for the remediation before anything starts.

Why mould pricing is so hard to find

Mould jobs vary, and a published number can be held against a business by someone whose job turns out to be twice the size. That is the reason most of this industry quotes on inspection and publishes nothing.

The variation is not spread evenly, though. Treatment, investigation and sampling price out consistently, job after job. Only remediation genuinely moves, because it depends on how much material comes out. So, most of what usually sits behind a contact form can be published, which is why ours is.

What changes the price

• Rooms with visible growth, plus any adjoining room sharing air with them. Treatment scales per room, not by floor area.
• Whether material must come out. The biggest factor by far, and what moves a job from treatment to remediation.

Is it cheaper to just treat it?

Only if it is genuinely a treatment job. Treating material that needed removing means paying twice: once for the treatment, then again for the removal.
